BRUSSELS | Airbnb listings fall by almost a quarter after tax crackdown

The number of Airbnb listings in the Brussels-Capital Region has fallen by almost a quarter over the past year, according to new figures from Inside Airbnb, with observers linking the sharp decline to stricter enforcement of regional regulations and tax rules.

Data compiled by the independent platform Inside Airbnb and reported by Belgian newspaper L’Echo show that the number of short-term rentals available for stays of fewer than 30 days dropped from 6,171 in June 2025 to 4,750 in June 2026. That represents a decline of 23%, with almost 1,500 listings disappearing from the platform.

The biggest decreases were recorded in the municipalities of Forest / Vorst, where listings fell by 35.8%, and Etterbeek, which saw a 34% decline. Uccle / Ukkel also experienced a significant reduction. In the City of Brussels, which still hosts the largest concentration of Airbnb properties in the region, the number of listings fell by 15%.

Entire homes, which account for nearly three-quarters of all Airbnb accommodation in Brussels, recorded the steepest decline, falling by 24%. The number of private room listings decreased by 20%.

The drop follows a major enforcement campaign by the Brussels tax authorities. Since 2016, hosts offering short-term accommodation through platforms such as Airbnb have been required to comply with strict regional regulations, introduced in response to concerns over the impact of tourist rentals on the housing market and unregistered accommodation.

According to L’Echo, the regional tax administration intensified its inspections after obtaining host data from Airbnb. Last summer, it reportedly issued around 1,900 fines to hosts found to be in breach of the rules and also recovered unpaid tourist taxes. The enforcement campaign is estimated to have generated between €1.5 million and €2 million in fines and back taxes.

The figures suggest the crackdown has prompted a significant number of property owners to withdraw their listings from the platform, reducing the supply of short-term accommodation across the Belgian capital.
